SCAD Hive Residence Halls & Parking Garage

Tharpe Engineering Group was the Structural Engineer of Record for this project, providing all structural design, construction documents, and construction administration services. Eight residential buildings were constructed of panelized wood framing over post-tensioned concrete podium slabs. Poor soil conditions required the buildings to be supported on deep foundations, which consisted of augered cast-in-place concrete piles extending 55'-70' deep and supporting structural slabs at the ground level.

All ground floor elements were designed to resist hydrostatic and wave impact loads to meet dry, flood-proof construction requirements. The parking garage and fitness center were constructed of structural precast concrete and are also supported on pile foundations. In total, the development holds 2,032 beds, a 725 space parking deck, a 10,000 square foot fitness center, pool, and clubhouse.
